I am not sure where you are
in addressing the damage to your home from the Super Cell last week but it
seems like many homes need new roofs from the damage done by the hale. Several
folks on my street are getting new roofs paid for by their insurance
company. The insurance adjustor told me that if 8 or more roof tiles in
10 square feet are damaged, a whole new roof is needed. Damage is defined
I think as a cracked shingle, not just granular loss – although black granular
on your deck are indicative that your roof is damaged. BUT is you don’t
see the black granulars your roof can still be damaged.. The windblown
hale did obvious damage to your siding but the roof will eventually leak if the
damage is not fixed.
The other thing my adjustor
warned me about is “storm chasers”. These guys come in from all over the
place to try to get business, then they are gone like a flash, no one to call
if there are problems. He recommended using only local companies who are
known to you and who have brink and mortar building in the community.
Storm chasers put flyers all around and come knocking on your door. A
friend on Boxborough said over the weekend they had two knocks on the
door. Most good local contractors are backed up with jobs, not available
“today” to fix your issue.
The next thing I learned is
that if possible get your contractor to be there when the insurance adjustor is
there so that ALL work needed is agreed to. With the two inspecting, all
work needed should be listed, and then they both present a price and if they
agree a check will be cut then and there in within a few days. You then
can have the work done at anytime later on. Note: A good contractor will
use a program called Exact-a-mate or something like that which is the
same as the insurance adjustors use. Many times the contractor will come
with 10 bucks of the insurance adjustor’s estimate, then you know you have a
good contractor. Insurance company pay based on rates associated with our
location (zip code).
My insurance company gave me
a list of good contractors and I got the name of a local guy, whose office is
on Foulk Road, Brandywine Exteriors, I am meeting them this afternoon so I’ll
let you know my impression of them. PJ Fitzpatrick gave me an appt for
next week and we all know how expensive they are.
