Attendees:   Mike Petrucci (President), Jim Bagnell (Treasurer), Phil LaScala (Secretary), Ron White (Property Manager, (PENCO)

Meeting called to order – 7:00pm EST

I.   Review of 2024/2025 final financial statements

BMC remains in good financial standing;non-contract tree maintenance costs have increased. Recently 3 matured CDs were rolled into 6-month, 4% interest bearing accounts; 10k in excess cash in operating account and 1 CD maturing in April may also be rolled into similar short-term accounts at WSFS.   No large captial projects foreseen in the near future; sidewalk maintenance will resume this year as the budget permits.   Within the next 1 to 2 years, capital improvement project for replacing the playground equipment.   New pickleball net will be ordered by Ron

II.   Rental Properties

Ron provided list of properties registered with New Castle Country as rentals; additional maintenance fees can't be assessed to rented properties as it not stated in the BMC declarations and failed to pass in the last ballot.   Discussion regarding recent matters involving Boxborough renters.

III.    Landscaping

Davey to replace tree that was cut-down on Longmeadow; Forever Green completed spring clean-up and flower planting around the entrance

IV.     ARC Updates

530 E Boxborough Dr Easement issue (Planter box pushing on split rail fence
around pond) Easement blocked by this large Planter box. They have made a
pass through in the middle of their yard. Mike to contact NCC about county code enforcement for the following:

407 E Oakmeade Fence possibly on Easement. Never received response from previous letters.  Still need an ARC request submitted

101 Shrewsbury disable vehicle in driveway over 2 years, no response previously.

812 W Boxborough encroaching into easement again.

House by house inspection detailing maintenance recommendations. - BMC board

V.   Miscellaneous

Follow-up with Maginot about security camera maintenance - Phil

Garage sale date - TBD

Board member no longer need to register for FinCED ID

Discussion about parking issues on Boxborough.
